ZONING ORDINANCE AMENDMENTS RELATED TO SCHOOL HEIGHT AND SETBACKS IN S-3A ZONING DISTRICTS

Staff has drafted preliminary amendments to the Zoning Ordinance that would allow the County Board to modify Zoning Ordinance provisions for elementary, middle, and high schools within the S-3A zoning district through the special exception use permit process. This study was prompted by forthcoming Arlington Public Schools (APS) proposals currently being reviewed by the Building Level Planning Committee (BLPC) for the Wilson, Stratford and Thomas Jefferson schools, whereby proposed concepts do not comply with the Zoning Ordinance with respect to height and setbacks.

Flexibility to be explored includes authority for the County Board to modify height (above the currently allowed 45 foot height), setback and parking requirements.
